
Steve Waters (AHHS Class of 1968) has lived a life marked by leadership, professional distinction, and lasting service, including to the Alamo Heights community. His family moved from Dallas to San Antonio in time for him to begin first grade at Woodridge Elementary, kicking off a lifelong connection to Alamo Heights.
At AHHS, Steve was in the top 5% of his class and earned 18 hours of Advanced Placement credit. A dedicated student-athlete, he lettered in basketball and golf, served as co-captain of the basketball team, and was selected as the school’s Spur Pin-Up Boy his senior year.
Steve earned a BA in Economics from SMU in 1972, graduating Phi Beta Kappa with high honors, and received his JD from The University of Texas School of Law in 1975, graduating with honors.
Steve’s legal career spanned more than 45 years, including 36 years at Haynes and Boone and more than 9 years as General Counsel of USAA Real Estate Company (now known as Affinius Capital). In 1990, he became a member of the exclusive American College of Real Estate Lawyers, an honor reserved for fewer than 1,000 of the most distinguished real estate lawyers in the country, and later served as its President in 2019. He served as President of the Real Estate Council of San Antonio, where he founded its Leadership Development Program in 2000 to mentor rising real estate professionals under the age of 40, and received the Phillip M. Barshop Award in 2005 in recognition of his leadership, community involvement, and advocacy for the real estate industry. He also served as Chair of the State Bar of Texas Business Law Section. His achievements have been widely recognized, including his being awarded the 2017 Lee Cusenbary Ethical Life Award from the local Association of Corporate Counsel.
A committed civic leader, Steve served in leadership roles (Chair or President of each) with the AH School Foundation, SA Economic Development Foundation, North San Antonio Chamber of Commerce, and Alamo Heights United Methodist Church (currently Trustee Chair). He and his wife, Jenger, have been married for 48 years and are the proud parents of two AHHS graduates, David ’99 and Jill ’01, and have 4 grandchildren.
